Reports To: Loan Setup Supervisor
Primary Functions: Loan Setup functions associated with the back-end processing and underwriting of a residential mortgage loan.
Duties and Responsibilities:
- Verify documentation supplied with the mortgage application compared to the required checklist. Identify and communicate to the MLO or Processor if documentation is incomplete or missing.
- Accurately place initial orders associated with the loan. This will include and is not limited to use of internal and external vendors to place orders for the loan in process. Required to open and maintain accounts with Veterans Affairs and Federal Housing Administration.
- Use Symitar to open LIP Accounts, verify balances in LIP accounts and pull bank statements associated with the loan in process.
- Respond to requests from internal customers to follow-up on orders placed and provided status if needed during the loan process. Maintain records of all orders placed in a central location to provide redundancies within the team.
- Order items timely and accurately to ensure member turn times are met. Timeframes will be set and monitored by the Loan Setup Supervisor.
- Participate in seminars and other training to maintain required knowledge and skill development. Complete all training within specified deadlines.

Functions Supervised: Processors and Senior Processors
Primary Functions: Responsible for timely and accurate mortgage loan processing and daily supervision of regional mortgage processing staff.
Duties and Responsibilities:
- Assume leadership responsibilities to include: provide feedback for performance reviews, interview processor candidates, promote team atmosphere with other departments, reinforce service and quality goals and
- Perform loan processing tasks as described in Senior Processor job description for executive level employee loans, overflow and specific niche programs.
- Ensure employees have prepared files accurately and timely for transfer to the Underwriting and/or Closing department.
- Conduct periodic audits of random samples of loans in process to ensure completeness, quality and accuracy.
- Communicate and coordinate with originating, underwriting & closing staff to facilitate excellent member service.
- Review current training material, practices and procedures and provide recommendations to senior management regarding changes that may enhance member service, or improve efficiency within the department.
- Coach, lead and motivate employees using quality control trending reports as a teaching tool.
- Respond to Quality Control and Loan Delivery requests within specified time lines as directed by each department.
- Assist to increase market share by decreasing turn times and increasing member service.
- Participate in seminars and other training to maintain required knowledge and skill development. Complete all required training within specified deadlines.

Primary Functions: Generate initial loan disclosures that are compliant with Alaska USA polices and procedures. Generate re-disclosures as applicable for loan changes through the loan process. Coordinate with Production and Compliance to determine changes in circumstances and fee variances.

- Prepare initial disclosures within required regulatory timeline. Verify loan fees for accuracy to ensure compliance with TRID, RESPA and ECOA.

- Maintain a high level of member service and internal service with timely responses and accurate information, maintaining thorough knowledge of TRID regulatory requirements.

- Review general information on the loan to determine loan product and fee validation. Thorough knowledge of FHA, VA, USDA, HUD 184 and Conventional PMI required to identify appropriate calculations and data discrepancies.

Primary Functions: Originate mortgage loans and promote related programs within the real estate profession and through personal networks.
Duties and Responsibilities:
- Completes application including data input and gathers supporting documentation.
- Inputs application data into ELC Loan Origination Software (LOS).
- Reviews and completes regulatory disclosures with applicants.
- Quotes interest rates and secures pricing through the Secondary Marketing Department once licensed.
- Utilizes automated underwriting systems (AUS) to obtain credit recommendations.
- Collects required application fees.
- Communicates with customers, both internal and external, regarding the status of the loan and relays information to all interested parties.
- Communications with all parties in a professional and courteous manner.
- Manages their pipeline of loans to verify accuracy of the current loan status.
- Conducts weekly pipeline reviews with their processor (processor pipeline meetings to be conducted with the SMLO).
- Knows and abides by AUMC Mortgage Policies, Procedures, and required job related training.
- Conducts mortgage marketing activity including the following: Active marketing of a contact database, conducts branch sales activity, conducts external sales calls, develops and maintains a social media presence, and creates a business plan.

- If the loan is approved, take final steps to ensure a smooth closing. If the loan is declined, verbally advise the borrower and issue applicable refunds. Return any documents not pertaining to credit.
